Pearson/Tudor Deed, 1795 - Brunswick Co. Va Deed Book 16, pgs. 239-241, Brunswick Co., VA THIS INDENTURE made this 25th day of April in the year of our Lord One Thousand seven hundred & Ninety five Between William Pearson of the County of Brunswick & State of Virginia of the one part & Robert Tuder of the County & State aforesaid of the other part. Witnesseth that the said William Pearson for and in consideration of the sum of Forty Eight pounds twelve Shilling current money of Virginia to him in hand paid by the said Robert Tuder the Receipt whereof he doth hereby acknowledge, hath granted Bargained and sold, Alined, Enfeoffed, released, Confirmed & by these presents, doth, grant, Bargain, and sell Alien, Release & Confirm, unto the said Robert Tuder his Heirs & Assigns forever One Certain Tract, or parcel of Land and premises, with the appurtenances situate lying and being in the County & State aforesaid and bounded as followeth (Viz) Beginning at a Red Oak, and running North sixty eight degrees East One Hundred & Twenty Poles to a large pine thence North eighty eight degrees East fifty two poles to a rack, a corner to Morris Pearson thence North Six degrees East sixty poles, to a large Pine standing at the Road, a corner to Morris Pearson, thence North fifty seven degrees, West sixty two poles to a spanish Oak, standing near the Road, Thence South eighty four degrees, West sixty two poles to a Spanish Oak a corner to William Pearson thence South twenty degrees West one hundred and Thirty seven poles to the first Station, containing by estimation Eighty one acres be the same more or less and also the Reversions & Reversions, Remainder & Remainders, Rents, Issues & Services thereof. To have and to hold, The said Tract or parcel of Land, and Premises, above mentioned with the appurtenances unto the said Robert Tuder, his Heirs and assigns, to the only proper use & Behoof of him the said Robert Tuder, his Heirs, Exors, Admrs or Assigns forever, and I the said William Pearson for myself my Heirs, Exors, Admrs, doth covenant, grant to and with the said Robert Tuder his Heirs, Exors, Admrs or Assigns, that I the said William Pearson xt, & before the Insealing & delivering of these presents is and stands lawfully secured in the above demised premises in a pure and perfect Estate in fee Simple and hath good Right full power and due Authority to grant Sell and convey the same Warranting the same not only against myself my Heirs Executors Admrs or Assigns but against all persons, that hath or may Claim any Lawful Right or Title thereunto.
