Know Yee that for good causes, for and in consideration of the Composition to me paid & for the annual rent hereinafter reserved I have given granted and confirmed & by these presents for me my Heirs & Assigns Do give grant & confirm unto Jesse PUGH of Frederick COunty a certain tract of waste & ungranted Land ~ on both sides of Back Creek joining his 400 Acres Survey in the said County & bounded as by a Survey thereof made by Mr. John MAUZY, Beginning at a white oak by a branch being 20 poles North of a corner white oak of his said 400 Acres, thence East one hundred & twelve poles to an Elm by the S East side of the said Creek, thence crossing it twice South two hundred and fourteen poles to three young pines and a Young white oak, thence West one hundred & twelve poles to a black oak & Young hickory sapling in the $ PUGHS other line, thence along it North at one hundred & ninty four poles came to his corner white oak aforesaid at two hundred & fourteen poles came to the Beginning containing one hundred & fifty acres ~~. Together with all rights members and appurtenances thereunto belonging Royall Mines Excepted and a full third part of all Lead Copper, Tinn, Coals Iron Mine & Iron Ore that shall be found thereon: To have and to hold the said one hundred & fifty acres of land Together with all Rights Profits and benefits to the same beloning or in any wise apper~ taining Except before Exceptd. To him the said Jesse PUGH his Heirs & Assigns forever. He the said Jessee PUGH his Heirs & Assigns therefore Yielding & paying to me my Heirs or ~ Assigns or to my certain Attorney or Attornies Agent or Agents or to the certain Attorney or Attornies of my Heirs or Assigns Proprietors of the said Northern Neck, Yearly & every ~ year on the feast day of St Michael the Archangel the fee rent of one shilling sterling money for every fifty acres of land hereby granted & so proportionably for a greater or lesser quantity Provided that if the said Jesse PUGH his Heirs or Assigns shall not pay the said reserved annual rent as aforesaid so that the same or any part there of shall be behind or unpaid by the sapce of ~ two whole Years after the same shall become due if Legally Demanded. that then it shall & may be lawfull fo r me my Heirs or Assigns Proprietors as aforesaid my or their certain ~ Attorney o r Attornies Agent or Agents into the above granted Premises to reenter & hold the same so as if this Grant had never passed.
