To all &c Whereas &c Now Know yee that I the Said S.r W:m BERKELEY Kn.t doe 
with the Advice and Consent of the Councill of State accordingly give and 
grant unto John SEWARD twelve hundred Acres of Land 
lyeing and being in the Isle of Wight County 
and lyeing on a branch of the Roynoak river Called the black water 
and begining at a Marked pine 
and runing for length East by North Six hundred and forty poles unto a Marked 
White oake Standing by a Small branch Side 
and Soe runing Downe the Said branch 
and Crossing the Maine branch unto the first Mentioned Marked tree 
The Said twelve hundred Acres of Land being due unto the Said John SEWARD by 
and for the Transportation of Twenty four persons in the Colony all whose 
Names are in the records Mentioned under this Patent 
to have and to hold &c 
to be held &c 
Yeilding &c which payment is to be made Seven yeares after the Date hereof or 
of any former order or grant and not before &c

and Soe North west unto a Marked white oake Standing by the branch Side 
and Soe runing by or Nigh the branch Side unto the first Mentioned Marked 
tree, 
The Said four hundred Acres of Land being due unto the Said John SEWARD by and 
for the Transportation of Eight persons into the Colony whose Names are in the 
records Mentioned under this Patent 
To have and to hold &c 
to be held &c
