All rights reserved. http://www.usgwarchives.net/copyright.htm ==================================================================== Deed of Sale 1912 Bradshaw to Rose 500a Nottoway DB 31 pp 68-71 May 10, 1912 Whereas by deed dated Dec. 12th, 1906 recorded in the Clerk's office of the Circuit Court of the County of Nottoway, in D B 22, page 163, W. H. Bridgeforth conveyed to Geo. P. Adams with General Warranty of title, a certain tract or parcel of land lying and being in the County of Nottoway as bounded as follows, to wit: "On the north by Falls Road (a public road) on the east by the lands of T. W. Williams, on the South by the Nottoway River, and on the west by the lands of Norman Epes and King Shelton, and containing Five Hundred (500) acres more or less, sold in the gross and not by the acre, but by actual survey contain- ing four hundred and nineteen acres (419)." And whereas on Oct 5, 1909 Geo. P. Adams and Annie B. Adams his wife, executed a deed to George Tucker, which deed is recorded in the Clerk's Office of the Circuit Court of the County of Nottoway in D B 26, page 542, conveying 55 acres of the aforesaid tract of land, which said 55 acres is specifically bounded and described by metes and bounds in said deed, but with the following reservations to wit: "The said Geo. P. Adams and Annie B. Adams his wife and their heirs do hereby reserve all timber of all sorts and all sizes, cedar posts included, and five years to remove said timber off said land, and furthermore reserve the right to locate mill to saw and remove said timber and all usual saw mill privileges." And whereas by deed dated Oct. 5, 1909, and recorded in the Clerk's Office of the Circuit Court of the County of Nottoway in Deed Book 26, page 544 Geo. P. Adams and wife con- veyed to Luke Tucker 50 acres of land accurately and specifically and word for word the same reservations as the deed to Geo. Tucker aforesaid. And whereas by deed dated October 8, 1909, and recorded in the Clerk's Office of the Circuit Court of the County of Nottoway, Virginia, in Deed Book 26, page 572, Geo. P. Adams and wife conveyed to Andrew Rice and Sam Lee 50 acres of the aforesaid tract of land specifically and accurately described by metes and bounds in said deed, which deed however contains the same reservations word for word as said deed to Geo. Tucker. Thus making total of area supposed to contain Two Hundred and Five Acres (205) sold to the parties aforesaid by Geo. P. Adams and wife upon which said timber, timber rights and privi- leges were reserved as hereinabove stated. And whereas, by another deed dated May 18, 1911 and recorded in the Clerk's Office of the Circuit Court of the County of Nottoway Va., in D. B. 29, page 355, Geo. P. Adams and wife conveyed to James Cannon Jr., an undivided one-half interest in the residue of the tract of land hereinabove referred to purchased from W. H. Bridgeforth by the said Geo. P. Adams. Now therefore, This deed made and entered into this 8th day of May 1912, by and between G. L. Bradshaw and Florence Bradshaw, his wife of the Town of Blackstone, Virginia, parties of the first part, and Henry N. Rose, Trustee of Columbus, Ohio, party of the second part. Witnesseth: That for and in consideration of the sum of Eighty One Hundred Dollars ($8100.00) cash in hand paid, the receipt whereof is hereby acknowledged before the signing and sealing and delivery of these presence (sic), the said parties of the first part do hereby give, grant, bargain, sell and convey with general warranty of title to and unto the said party of the second part, all that certain lot, tract or parcel of land, together with all rights, buildings and appurtenances thereto belonging, the same lying and being in the County of Nottoway, State of Virginia, supposed to contain 214 acres, more or less, and bounded as follows, to wit: "on the west by the lands of Luke and George Tucker, on the South by the Nottoway River, and the east by the lands of Andrew Rice, Sam Lee and Rhoda Fitzgerald, and on the north and north east by the public road sometimes called the "Falls Road', this being the residue of said tract of land conveyed to Geo. P. Adams by deed from W. H. Bridgeforth hereinabove referred to, left after the conveyance to Geo. Tucker, Luke Tucker, Andrew Rice, Sam Lee and Rhoda Fitzgerald; and the parties of the first part do also hereby give, grant, bargain, sell and convey with general warranty of title to and unto the said party of the second part, all the timber rights, reservations and privileges retained and re- served by said Geo. P. Adams and wife in their said deeds herein above specifically referred to, conveying said land to Geo. Tucker, Luke Tucker, Andrew Rice, Sam Lee and Rhoda Fitzgerald, the reservations as set forth in said deeds being as follows, to wit: "The said Geo. P. Adams and Annie B. Adams his wife, and their heirs do hereby reserve all timber of all sorts and sizes, cedar posts included, and five years in which to remove said timber off said land; and furthermore reserve the right to locate mill to saw and remove said timber, with usual saw mill privileges." This being the identical property lying and being in the County of Nottoway, conveyed to G. L. Bradshaw by deed from Geo. P. Adams et als, bearing date April 29?th 1912, and to be recorded in the Clerk's Office of the Circuit Court of the County of Nottoway, Virginia. It is mutually understood and agreed between the parties aforesaid that the rental contract made between Geo. P. Adams and E. N. Webster for the year 1912 shall be indisturbed by this con- veyance, and said Henry N. Rose Trustee, shall receive the rent pursuant to said contract, and said Henry N. Rose Trustee, shall pay the taxes on said property for the year 1912. Said parties of the first part covenant that they have a perfect right to make and execute this deed, that they have done no act to encumber the land and timber and privileges herein conveyed, that the said party of the second part, his heirs and assigns forever shall have quiet and peaceable possession thereof, and that they stand ready to make and execute such other and further assurances thereto as may be deemed necessary or requisite. Bradshaw and Florence Bradshaw, his wife, whose names are signed to the annexed deed bearing date May 8th, 1912, have this day personally appeared before me in my state and county aforesaid and acknowledged the same.
