THIS DEED, Made this 26th day of May in the year one thousand nine hundred and twenty-three between Charlie B. Martin and Lila E. Martin, his wife, of Patrick County, Virginia, parties of the first part, and Fannie Rorrer of the County State aforesaid, party of the second part. WITNESSETH; That in consideration of the sum of Two Hundred dollars, cash in hand paid, the receipt whereof is hereby acknowledged and interest in a tract of land the said first parties do grant unto the said second party with general warranty, all their interest in a certain tract or parcel of land lying and being in Patrick County, Virginia, on the waters of Puppy Creek, containing 25 acres, more or less, and bounded as follows: Beginning at a stake on a branch n Turner's and J.N. Wright's line, thence with said Wright's line N. 14 E. 49 poles and 20 links to a stone in Bryant's line, thence a new line N. 71 W. crossing Puppy Creek at 17 poles in all 27 poles to a persimmon thence S. 88 1/2 W. 30 poles and 15 links to a spanish oak on the road, thence with the road as it meanders N. 30 W. 20 poles to a white oak N. 49 W. 23 poles to a gum in R.E. Wright's line, thence with his line due South 26 poles to a Spanish oak, S. 26 E. 46 poles to a white oak in Turner's line, with his line S. 53 1/2 E. 69 poles crossing Puppy Creek to the beginning. Said tract is a part of the tract owned by John W. Bryant at the time of his death and a part of the tract deeded to said John W. Bryant by James Cox by deed dated the 31st day of July, 1883, and recorded in the Clerk's office of Patrick County, Virginia, in deed book No. 23 page 99 to which special reference is here made for a more complete description of the said land. The said first parties expressly reserve a convenient right of way for a road through the above described tract of land. The said first parties covenant that they have the right to convey the said land to the grantee; that they have done no act to encumber the said land, that the grantee shall have quiet possession of the said land, free from all encumbrances, and that they the said parties of the first part, will execute such further assurance of the said land as may be requisite. Bryant, a notary public for the county aforesaid, in the State of Virginia do certify that Charlie B. Martin and Lila E. Martin, his wife, whose names are signed to the foregoing writing, bearing date of the 26th day of My, 1923, have acknowledged the same before my in my county aforesaid.
