Rorrer and Fannie Rorrer, his wife, heirs at law of Jno. W. Bryant Dec'd of Patrick County, Virginia, parties of the first part, and Lila E. Martin of the County and State aforesaid party of the second part. WITNESSETH: That in consideration of the sum of Five hundred dollars paid in hand the said first parties do grant unto the said second party with general warranty, all their interest in a certain tract or parcel of land lying in Patrick County, Virginia, on the waters of Puppy Creek, containing 43 3/4 acres, more or less and is a part of the lands owned by John W. Bryant at his death, and bounded as follows: Beginning at a stone in Bryant's line (now Fanny Rorrers line) thence with said Fannie Rorrer's line N. 71 W. crossing Puppy Creek at 17 poles in all 27 poles to a persimmon, thence S. 88 1/2 W. 30 poles and 15 links to a spanish oak on the road, thence with the road as it meanders N. 30 W. 20 poles to a white oak N. 49 W. 23 poles to a gum in R.E. Wright's line, thence with said Wright's line to P.W. Emberson's line, thence with said Emberson's line to P.L. Via's line, thence with said Via's line to James Via's line, thence with his line to the beginning. Said tract being part of the tract conveyed to John W. Bryant by Jas. Cox and Jane Cox, his wife, by deed dated the 31st day of July, 1883 and recorded in the Clerk's Office of Patrick County, Virginia, in deed book No. 23 page 99 to which special reference is here made for a more complete description of the said land. The said first parties expressly reserve a convenient right-of-way through the above described tract of land. The said first parties covenant that they have the right to convey the said land to the grantee; that they have done no act to encumber the said land; that the grantee shall have quiet possession of the said land, free from all encumbrances, and that they the said parties of the first part will execute such further assurance of the said land as may be requisite. Rorrer and Fannie Rorrer his wife, whose names are signed to the foregoing writing, bearing date on the 26th day of May 1923, have acknowledged the same before me in my county aforesaid.
