Via and Martha A. Via, his wife, of Patrick County, Virginia, parties of the first part, and Charles B. Martin of the county and State aforesaid, party of the second part, WITNESSETH: That the said first parties, and for and in consideration of the sum of Two Hundred Dollars ($200), cash in hand paid, the receipt whereof is hereby acknowledged, the said first parties do grant, bargain, sell, and convey unto the said second party, with covenants of General Warranty, a certain tract of parcel of land lying and being in Patrick County, Virginia, on the waters of Puppy Creek, containing 10 acres, more or less, bounded as follows: Beginning at a set stone on east side of said Wm. A. Via's spring branch near the corner of said Charlie B. Martin's land; thence an easterly course, crossing a little ridge to a cedar near a small branch; thence crossing the branch to a walnut stump; thence straight line nearly same course to a black gum near a gate of west side of Emberson's Mill Road, thence with said Emberson's Mill Road a northerly course to H.H. Emberson's line; thence with his line a westerly course to corner hickory on the bank of Puppy Creek; thence up said creek as it meanders to the mouth of said William A. Via's spring branch; thence up said branch as it meanders to the beginning. The said first parties covenant that they have the right to convey the said land to the grantee; that they have done no act to encumber the same; that the grantee shall have quiet possession of the same free from all encumbrances, and that they the first parties will execute such further assurances of the said land as may be requisite.
