LEASE: MICHEL LYNN to CHARLES CORNWELL Prince William Co., VA Deed Book R, pg. 53 THIS INDENTURE made the seventh day of November in the year of our Lord One thousand Seven hundred & sixty Eight Between Michel Lynn of Prince William County of the one part & Charles Cornwell the younger of the Sm. County of the other part Witnesseth that the said Michel Lynn for & in consideration of the Rents and covenants herein after reserved and on the part of the said Cornwell mentioned to be paid and performed hath demised granted set and to farm letten and by by these presents doth devise grant set and to farm let unto the sd. Charles Cornwell Seventy acres of Land more or less with the appurtenances lying and being in the County of Prince William on Powells run and its branches bounded on George Enoes line as the run goes for seventy acres of Land more or less which is now in the possession and occupation of said Charles Cornwell the younger. To have and to hold the said Land and premisses to the said Cornwell and his assigns for and during the natural lives of him the said Charles Cornwell younger & Elizabeth his wife and during natural life or lives of the longest liver of them. Yielding & paying therefore yearly and every year from the date of these presents three pounds current money to the said Michel Lynn his heirs and assigns and if it shall happen that the said yearly rent of three pounds or any part thereof shall be behind hand and unpaid by the space of sixty days after the days of payment & then and in that case it shall and may be lawfull for the said Lynn his heirs and assigns into and upon the said Land and premisses to reenter and the same to hold maintain retain and enjoy as of his or their former Estate this Indenture or anything therein contained to the contrary in any wise notwithstanding and the said Cornwell for himself & his Executors Admors. and assigns doth covenant promise and agree to and with the said Michel Lynn his heirs and assigns by these presents in manner following that is to say from time to time and at all times during the said term will and sufficiently maintain and keep all and singular the messages buildings & fences which are to be built or at any time during the said term shall be upon the demised premisses in good and sufficient repair and at the end or sooner determination of the term aforesaid will so yield up & leave the same to the said Michel Lynn his Heirs or Assigns & the said Charles Cornwell for himself his heirs & assigns doth covenant and agree to & with the said Lynn his heirs & assigns shall not at any time during the said term without the leave or licence of the said Lynn work cause or suffer to be worked the demised premises with more than four labouring hands - that is to say such hands as are allowed in Virginia to be full sharers in a crop and reckening so many weaker hands for a Sharer and that the said Cornwell shall not commit or suffer to be committed any waste upon the demised premisses or sell and dispose of the said premisses or suffer any of the wood and timber to be sold or disposed of otherwise for the buildings & fences and necessary uses of the Plantation on the demised premisses and the said Cornwell doth further covenant and agree to and with the s. Lynn that if he shall at any time make a breach or Failure of any part of the above Covenant that then it shall and may be lawfull for the said Lynn his heirs or assigns to reenter the said Lands & premisses and the same to hold again retain and enjoy as if this Deed had never been made. In Witneess whereof the said Michel Lynn & the said Charles Cornwell the younger have hereunto interchangeably set their hands and seales the day & year first above written.
