Witnesseth that the said Robert Smith for and in consideration of the sum of nine pounds two shillings and six pence in hand paid by the said Peter Northen at or before the ensealing and delivery of these presents to the said Robert Smith the receipt whereof he doth hereby acknowledge and of every art thereof doth acquit, exonerate and discharge the said Peter Northen, his heirs, executors and administrators by these presents have given, granted, bargained and sold, aliened and confirmed and by these presents do give, grant, bargain, sell, alien and confirm unto the said Peter Northen, his heirs and assigns all that tract or parcel of land containing nine acres hereinafter described (Viz) Lying and being in the County of Richmond and Parish of Lunenburgh it being part of a tract or parcel of land given to the said Robert Smith party to these presents by a Deed of Gift made to him by his father Robert smith late of this County deceased as by the said deceased Deed of Gift before mentioned of record in the county court aforementioned, relation being thereto had may more fully and at large appear, situate on the main County Road beginning at a white oak on the roadside and now made a corner to the premises Robert Smith party to presents and William Thrift, thence running South83 East 44 and a half perches to a cedar corner in the line of William Northen, thence South 6 East 41 and a half perches to where formerly stood a red oak corner to premises and the said William Northen's land, thence South 88 West 21 perches to a station on the main county road, thence North 34 West 40 perches to a another station in the said road, thence North 19 West 15 perches to the white oak corner where it first began and all houses, outhouses, edifices, buildings, yards, gardens, orchards, woods, underwoods, trees, ways, water, water courses, profits, commodities, hereditaments and appurtenances whatsoever to the tract or parcel of land belonging or in any wise appertaining and the reversion and reversions, remainder and remainders, rents, fees and profits of the said premises hereby bargained and sold and very part and parcel thereof and all the estate, right, title, interest, use, trust, property, claim and demand whatsoever of him the said Robert smith of, in and to the same and all deeds evidence, or writings touching to in any wise concerning the said premises or any part or parcel thereof. To have and to hold the said tract or parcel of land and premises hereinbefore mentioned or intent to be herby bargained and sold with all and every of the appurtenances with the said Peter Northen, his heirs and assigns to the only proper use and behoof of the said Peter Northen, his heirs and assigns forever and the said Robert Smith for himself and each of his heir, executors and administrators do covenant, promise and agree to and with the said Pete Northen, his heirs and assigns by these presents in manner and form following, that is to say, that the said tract or parcel of land and premises herein before bargained and sold now are and so forever hereafter shall remain and be free and clear and freely and clearly acquitted, exonerated and discharged or otherwise by the said Robert Smith and each of his heirs, executors and administrators saved harmless and kept undiminished of from and against all former and other gifts, grants, bargains, sales, leases, entails, dowers, jointures, statutes, judgments, extents and executions and all other encumbrances whatsoever and also that e the said Robert Smith and each of his heirs, executors and administrators and all and every other person and person any thing having to lawfully claiming or to claim any estate or interest of, in or to the said tract or parcel of land and premises herein before mentioned or intended to be hereby bargained and sold or any part thereof, by, from or under them or either of any of them shall and will from time to time and at all times hereinafter upon the reasonable request and the proper costs and charges in the law of the said Peter Northen, is heirs or assigns make, do, execute or cause or procure to be made and executed all and every such further and other lawful and reasonable act and acts, thing and thins, conveyances and assurances in the law whatsoever for the further, better, more perfect and absolute conveying and assuring the said tract or parcel of land and premises herein before mentioned or intended to be hereby bargained and sold with their and every of their appurtenances unto the said Peter Northern, his heirs and assigns or his or their counsel learned in the law shall be reasonable devised, advised or required and lastly he the said Robert Smith and each of his heirs the said premises and every part and parcel thereof unto the said Peter Northen, his heirs and assigns against the lawfull claim, title and demand of all and every person and persons whatsoever shall and will warrant and for ever defend by the presents. In witness whereof the parties to these presents have hereunto set his hand and seal the day and year first above written.
