Sprinkel, H.A. & Wife to Bertram A.D. Deed B & S Admitted Feby 27/88 J.S. Messerley, Clerk Recorded in Deed Book No 32 Pages 323 & 4 This deed made this 15th day of February 1887 between Henry A. Sprinkle and E. Kate Sprinkle his wife of the first part and A.D. Birtram of the second part all of the County of Rockingham and State of Virginia - Witnesseth that the said parties of the first part for and in consideration of the said A.D. Birtram and Maggie his wife cancelling and turning over to the said Henry A. Sprinkle two bonds executed by the said Henry A. Sprinkle to the said wife of A.D. Birtram, to wit, on of date December 15th /84 for the sum of one thousand three hundred and thirty seven & 8/100 dollars, and one of date August 19th/86 for the sum of Four hundred and forty eight & 24/100 dollars, the receipt and cancellation of said bonds is hereby acknowledged, and for the further consideration of an agreement on the part of the said A.D. Birtram to pay off and after payment to turn the same over to him the said Henry A. Sprinkle, three other bonds executed by the said Henry A. Sprinkle with Julia A. Sprinkle as his surety to G.W. Berlin Commissioner on the 19th day of September 1882 to wit - one bond for the sum of Nine hundred and sixty nine & 7 1/2/100 dollars with interest from date, assigned by said G.W. Berlin Commissioner to John E. Roller and by said Roller assigned to Henry Shacklett who now holds the same, upon which there is a credit of two years interest - on bond for the sum of nine hundred and sixty nine & 7 1/2/100 dollars with interest from date assigned by said G.W. Berlin Commissioner to John E. Roller who now holds the same - and one other bond for the sum of nine hundred and sixty nine & 7 1/2/100 dollars with interest from date, assigned by the said G.W. Berlin to John E. Roller, who now holds the same, upon which there is a credit of nine hundred dollars of date May 9th, 1984, to secure the performance of said agreement on the part of the said A.D. Bertram & the payment by him of the said three last mentioned bonds & the turning over of the same to the said Henry A. Sprinkle a lien is hereby expressly retained upon the said land herein conveyed, do hereby grant and convey, with General Warranty, unto the said A.D. Birtram a certain tract or parcel of land lying and being in the said County, 5 1/2 miles South East of the town of Harrisonburg on the Rockingham Turnpike, at Peales Cross Roads, adjoining the lands of A.P. Eiler, Lafayette Lee & others, and known as the Eli Kuruse (?) farm, being the same land conveyed to the said Henry A. Sprinkle by G.W. Berlin Commissioner by deed of date the 23rd day of February 1883 and of Record in the County Clerk's office in deed book no. 26 pages 183 & 4 and containing 109 1/2 acres more or less, & for the metes & bounds reference is hereby made to the aforesaid deed - It being hereby expressly understood or agreed by all parties that the growing wheat crop upon the said farm is reserved & remains the property of the said Henry A. Kate Sprinkle his wife whose names are signed to the within writing and bearing date Feb 15th 1887 personally appeared before me and acknowledged the same to be their act and deed, and I further certify that E. Kate Sprinkle the wife of H.A. Sprinkle was by me examined privily and apart from her husband and having the writing aforesaid fully explained to her she acknowledged the same to be her act and declared that she had willingly executed the same and does not wish to retract it.
