All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/va/vafiles.htm ************************************************ Robert BASDEN & wife Patience to bro James BASDEN Jr. Deed of Bargain & Sale, 11 Mar 1756 [margin note] Basden to Basden This Indenture made the 11.th Day of March in the year of our Lord one thousand seven hundred and fifty six Between Robert Basden of the County of Southampton of the one Part & James Basden jun.r of the said County of the other part Witnesseth that the said Robert Basden for and in Consideration of the sum of fifteen Pounds Current Money of Virginia to him in hand Paid by the said James Basden jun.r at or before the Sealing and Delivery of these Presents the Receipt whereof the said Robert Basden doth hereby acknowledge and himself therewith fully satisfied & Paid and thereof doth clearly acquit & discharge the said James Basden jun.r his Heirs Ex'ors & Adm'ors for ever by these Presents Hath given granted bargained Sold Enfeoffed & Confirmed and by these Presents Doth give grant bargain sell enfeoff and Confirm unto the said James Basden jun.r his Heirs and Assigns forever one Certain [page break] [p.] 94) Certain tract or Parcel of Land Containing by Estimation one hundred Acres by the same more or less lying and being in the County aforesaid and bounded as followeth Viz.t as by the patent Granted to Phillip Rayford dated the thirteenth of November 1713 as may fully and Clearly appear & Transfer'd to the said Ja.s Basden by Deeds dated the Nineteenth Day of November one thousand seven hundred & thirty one and Recorded in the County Court of Isle of Wight with all Houses Orchards Gardens Fences Woods Underwood Waters & Water Courses thereon standing growing and being and with all Profits Commodities Advantages Emoluments and Appurtinances whatsoever to the same belonging or in any wise appertaining and also the Reversion & Reversions Remainder & Remainders thereof and of every part and Parcel thereof To have and to hold the said tract or parcel of Land with all and Singular the Appurtenances unto the said James Basden Jun.r his Heirs & Assigns to the only use & behoof of him the s.d James Basden ju.r & his Heirs and Assigns forever and the s.d Robert Basden for himself and his Heirs the said granted Land with its Premises & their and every of their Appurtenances unto the said James Basden jun.r his Heirs and Assigns Shall and will Warrent & forever Defend by these presents against any Person or Persons whatsoever having or lawfully Claiming any Right title Property or Interest in or to the same or in any Part or Parcel thereof & the s.d Robert Basden for himself and his Heirs doth grant Consent and agree to and with the said James Basden jun.r his Heirs & Assigns in manner and form following that is to say that the said Basden at the time of the Sealing and Delivery of these Presents is and Stands Seised of an indefeisable Estate in fee Simple of in and to the Premises and that he hath good Right and lawfull authority to sell and Convey the same in manner & form aforesaid and that the same shall forever remain to the said James Basden Jun.r his Heirs & Assigns freely and Clearly Exonerated and Discharged of and from all and all Manner of former bargains Sales Titles of Dower and all other Rights & Estates whatsoever.
