All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/va/vafiles.htm ************************************************ Southampton County Virginia USGenWeb Archives Land Records Eley (Eli) BOYKIN & wife Polly (Polley) to Willis BOWERS, deed of bargain & sale, 232 acres, 19 Oct 1799 (21 Apr 1800) [p.] 209 [margin notes cropped in online image] This Indenture Made the Nineteenth Day of October in the year of our Lord one thousand seven Hundred and Ninety Nine Between Eley Boykin and Polly his wife of the parish of Nottoway in the county of Southampton of the one part and Willis Bowers of the same county and parish of the other part Witnesseth that the Said Eley Boykin for and in consideration of the sum of Five hundred and Seventy five Dollars Current money of Virginia to him in hand paid by the said Willis Bowers the Receipt whereof he doth hereby acknowledge and therefore acquit and discharge the Said willis Bowers hath granted Bargain'd Sold Aliened Enfeoffed and confirmed and by these presents doth Grant Bargain sell alien Enfeoff and confirm unto the said Willis Bowers and to his heirs and assigns forever all that tract or parcel of Land Situate Lying and being in the parish and county aforesaid containing By Estimation Two Hundred and thirty Acres more or Less and bounded as follows to wit Beginning at the mouth of the gaul berry Branch thence up the Said branch to a Maple a Corner tree in Joseph Britts line thence Running a Line of Marked trees on the Said Britts line to a Red oak a corner tree of Said Britts and William Boykins line thence a long the said Boykins line of Marked trees to a post Oak Cornering on Said Boykins line thence a long a line of marked trees of Said Boykins line to a pine a Line tree of Said Britts and Boykins line thence along a line adjoining the said Britts line to a Black Gum in Tarripin Swamp thence down the Various Courses of Tarripin Swamp to the first Station with all Houses out houses Edifices Buildings yards Gardens Orchards Woods Underwoods trees ways waters water courses profits Commodities Hereditaments and appertenances thereunto belongi =ng or in any wise Appertaining and the Reversion and Reversions Remainder Rents Issues and profits thereof or any part thereof and all Estate Right title Interest property Claim and Demand whatsoever of him the said Eley Boykin as in or to the same or any part thereof and all deeds Evidences and Writings Touching or in any wise concern =ing the Said premises To have and to hold the said Tract or parcel of Land & premises with the appurtenances to the Said Willis Bowers and his Heirs & assigns to the only Proper use & behoof of him the Said Willis Bowers his heirs & assigns for ever and the said Eley Boykin for himself his Heirs Executors & Administrators doth Covenant Promise & Grant to & with the said Willis Bowers his Heirs & assigns for ever by these Presents in manner & form following that is to say, that he the said Eley Boykin at the time of ensealing and delivering of these Presents hath good right Power & lawfull authority to sell & Convey (all or Singular the said tract or parcel of land . [page break] [p.] 210 and premises with the appurtenances herein before mentioned unto the Said Willis Bowers in fee simple _ and that he the Said Boykin is seized of a good and Indifeasible Estate in fee in the Same at the time of Executing this Conveyance and that the said Willis Bowers his Heirs and assigns shall and may at all times forever hereafter Peaceably and Quietly have hold Occupy Possess and Enjoy the said premises with the appertenances free and clear Discharge of and from any person or persons and from all Dowers Intails Mort guages Debts Judgements and Executions and all other Incumbrances of what Nature or kind soever, and also that he the Said Ely Boykin and his heirs the Said tract and parcel of Land and premises with the Appertenances unto the Said Willis Bowers his heirs and Assigns against all and every person or persons whatsoever Lawfully Claiming the same shall and will warrent and Defend by these presents in Witness whereof the said Eley Boykin and Polly his wife hath hereunto set their hands and affixed their seals the day and year first above Written_ Signed Sealed and Delivered } in Presence of __ } Eley Boykin ĪLSĪ James Sebrell } Polley Boykin ĪLSĪ Simon Boykin & Harrison Britt Memorandum that on the Nineteenth day of October One Thousand Seven hundred and Ninety Nine peaceable quiet possession was had and taken from the within Eley Boykin and Polly his Wife by the within named Willis Bowers the Number of Acres being two hundred and thirty as before Mentioned and then Recd. the Sum of Five hundred and Twenty five dollars in full for the within Contents.
