George &c  To all &c  Know ye  That for diverse good Causes & 
Considerac'ons but more especially for and in Considerac'on of the Sum' of Forty Shillings 
of good and lawful Money for Our use paid to Our Receiver General of Our Revenues 
in this Our Colony and Dominion of Virginia  We have given granted and ~ 
confirmed And by these presents for us Our heirs and Successors Do give grant & 
confirm unto Edward Boykin Junr. of Isle of Wight County One Certain Tract or 
parcell of Land containing Three hundred and Seventy Acres lying and being on 
the North Side of Seacock Swamp in the County aforesaid and bounded as ~ 
followeth, (towit)  Begining at a Pine a Corner Tree of Henry Harts land _ 
Thence by Harts Line North Eighty Three Degrees East Two Hundred and Twenty 
Nine pole to a Pine a Corner Tree of William Richardsons Land  Then by Richardsons 
Lines North by East One hundred and Two pole to a red Oak  South Seventy - 
Six Degrees East Forty Four pole to a White Oak near a Small branch and _ 
North by East One hundred and Thirteen pole to a red Oak  Then North Sixty ~ 
Degrees West Seventy Four pole to a White Oak  Then South Seventy Degrees West 
Two hundred and Thirty Two Poles to a White Oak near the Side of Possum pocoson 
Then South West by South One hundred and Fifty One pole to a White Oak a Line 
Tree of Henry Harts Land aforesaid and by his Line South Thirty Five Degrees East 
Eighty pole to the Begining  With all &c  To have hold &c  To be held &c  Yeilding
