Witnesseth that the said Beazant. Britt for and in consideration of the Sum of thirty three dollars. thirty Cents current money of Virginia to him in hand paid by the said William Bowden and one dollar by the said Arrington Britt. Trustee the receipt whereof is hereby acknowledged hath granted bargained sold aliened enfeoffed and Confirmed and doth by these presents grant bargain sell enfeoff and confirm unto the said Arrington Britt trustee and to his heirs executors and admrs. forever, all the tract or parcel of Land Containing by estimation twelve acres be the Same more or less and bounded as followeth Viz., by the Lands of West Tines by the land of William Bowden and the land of the said Beazant. Britt To have and to hold the Said Tract or parcel of Land with all and singular the appurtenances unto the said Arrington Britt Trustee his heirs Executors and admrs. to his and their own proper use and behoof. forever in trust nevertheless for the special purpose hereafter mentioned to wit that in case the Said Beasant Britt his heirs Executors and admrs. do or shall pay or cause to be paid unto the said William Bowden his heirs Executors admrs. or assigns the sum of thirty three dollars & thirty Cents together with such legal interest and Costs arising in consequence of the present writing on or before the tenth day of June next or within ten days thereafter that said Arrington Britt Trustee his heirs or administrators may legally interpose and by publick auction after giving ten days previous notice make sale of the said land and premises for. Cash without any let or molestation from or by the said Beasant Britt his heirs Executors or administrators and that the said Beasant Britt doth Covenant. and agree with the said Arrington Britt his heirs Executors and administrators that the present writing shall enable him to make a general warrant for the said Tract of Land to the purchaser provided the balance if any after paying the sum of thirty three dollars and thirty Cents with interest and Costs as aforesaid to be returned to him the said Beazant Britt his heirs Executors and administrators provided nevertheless that in Case the the said Beazant Britt his heirs executors and administrators do and shall well and truly pay or. Cause to be paid unto the said Arrington Britt his heirs Ex'ors & admrs. the sum of thirty three dollars and thirty Cents with interest and. Costs within the time above Stipulated that then this writing is to become void and of none effect otherwise to remain in ful force power and virtue. Jones and Lawrence Britt two of the witnesses hereto and Continued for further proof. And in the clerks office the 17" January 1825 This Indenture as aforesaid was fully proved by the oath of William Britt the other witness hereto and admitted to record And at a Court held for the aforesaid. County of Southampton the 21st February 1825. This Indenture as aforesaid was entered upon the proceedings of the day Teste James Rochelle CC Southampton Co., VA, Deed Book 19 (1822-26), p. 370 The Library of Virginia (LVA), Richmond, VA, Southampton Microfilm Reel 8 Beasant BRITT failed to repay his debt, so his brother Arrington, as trustee, conveyed this 12-acre tract to William BOWDEN, Oct 1826 (DB20:250).
