Deed - Edwin Stallings To E.A.Poarch (Deed Book 17, page 83 & 84, Sussex Co. VA.) THIS DEED OF SALE made this 23rd day of August in the year 1905,by and between Edwin Stallings of the County of Sussex, Va. of the 1st part, and E.A. Poarch of the County of Dinwiddie, Va. of the 2nd part, witnesseth: That for and in consideration of the sum of three thousand dollars fifteen hundred dollars cash in hand paid, the receipt whereof is hereby acknowledged, and the remaining fifteen hundred dollars to be paid in three equal installments of five hundred dollars each, with interest from date, in one, two, and three years, the party of the 2nd part to execute three notes of five hundred dollars each, payable to the said party of the 1st part, as follows: one note to be paid on the 1st day of January 1906, one note on the 1st day of January 1907, and the third note or last note on the 1st day of January 1908, the said party of the 1st part doth sell and convey with general warranty, unto the party of the 2nd part, all of that certain tract or parcel of land with all the appurtenances thereto belonging (except the Grave Yard, thirty feet square, with the right of ingress and egress thereto, which is reserved to the party of the 1st part) lying and being situate in the County of Sussex, State of Virginia containing three hundred and six acres more or less and bounded as follows; North by the lands of Sem Hill, East by the lands of Robt. K. Bass, South by the lands of R.K.Bass and Richard H. Robinson,West by the lands of Wm.Long,Chas. Trisvant and Isham Ruffin, it being the same tract of land conveyed by Deed to Z.W.T. Mitchell by R.E. Thornton, Robt.H. Robinson & wife and Thomas H. Applewhite, dated April 4th 1872, And recorded in the County Clerks office of Sussex Co. Va. Deed book No.1, page 637, & conveyed by deed to Edwin Stallings, by Z.W.T. Mitchell & wife and of record in Clerks Office of Sussex Co.Va. Deed Book No.2, page 699, to which deeds reference is here made for a more minute description thereto, and the said party of the 1st part doth further sell and convey with special warranty on the above consideration that certain tract or parcel of land situate in the County of Sussex, Va. with all the appurtenances thereto belonging containing five acres, it being a part of the above mentioned tract, which was reserved in deed by Mitchell & wife to Stallings dated 22nd day of December 1882, and recorded in the Clerks Office of Sussex Co. Va. and the same tract of deliquent land sold and conveyed by deed to E.Stallings by L.P. Hargrave, Clerk of the Sussex County Court, by order of said Court said deed dated 11th day of April 1902, and recorded in the Clerks Office of Sussex County, Deed Book No.14, page 501, to which deed reference is hereby made for a more particular description of said land, and the said Edwin Stallings, covenant that he has the right to convey the said land to the grantee that the said land is free from all incumbrances whatsoever that he has done no act to encumber the same,and that he will execute such further assurancees of and for the said land as may be requisite.It is further covenanted that the party of the 2nd part is to pay the tax on the land for the year 1905, and to pay for one fourth of the fertilizer used on the land this year (1905) and collect and have all rents accuring on said land for the year 1905, Witness my hand and seal this ___ day of August in the year 1905.
