Watkins & Elizabeth his wife of the one part, & William Wren of the other part all of the County of Sussex & State of Virginia, Witnesseth that the Said John W. Watkins & Elizabeth his wife for & in consideration of the sum of one hundred dollars to them secured before the sealing & delivery of these presents have granted bargained & Sold & by this Indenture do bargain, Sell, alien enfeoff, & confirm unto the Said William Wren & his heirs & assigns forever one certain tract or parcel of land lying & being in the said County of Sussex containing by estimation twenty Seven Acres be the same more or less marked & bounded as follows beginning at a Corner pine in Jordan Richarsons line, thence S 9o E to a maple, thence N 43o E to a large pine thence continuing a newly made line various courses down a branch onto Seacock Swamp, thence up the run of said Swamp within thirty five yards of the Mill, thence South Seventy yards, thence west Seventy yards thence north to the high Water mark, thence bounded by high Water mark to a Sweet Gum of said William Wrens line, thence bounded by said Wrens line to the beginning --- To have and to hold the said tract or parcel of land unto the Said William Wren & his heirs & assigns to their proper use & behoof forever, also all trees woods underwoods common of pastures profits Commodities advantages emoluments & hereditaments whatsoever on or upon the said tract of land above mentioned that is or may be considered as a part thereof and the said John W. Watkins & Elizabeth his wife do further agree to and with the Said William Wren that this present deed, bargain & Sale shall be to him the Said William Wren & his heirs & assigns forever a good & sufficient warranty against them claiming by through or under them, as well as against the right, title, claim & demand of all persons & every person whosoever – In Witness whereof the Said John W. Rosser and John Nicholson Magistrates of said County do hereby certify that John W. Watkins a party to this conveyance hath duly acknowledged the Same before us and desired to certify the Same to the Clerk of Our County Court, that the Said conveyance may be recorded: And we further certify Elizabeth Watkins, wife of the Said John W. Watkins being prively examined hath acknowledged this conveyance to be her act and deed that she signed the same freely and voluntarily and that she wishes not to retract it – Given under our hands this 24th day Feby 1816. ------ Benj. Rosser and John Nicholson two of the Justices of the Peace for Sussex County that the Same had been duly acknowledged before them by John W.
