This indenture made this seventeenth day of April in the year of our Lord one thousand seven hundred and sixty seven~ BETWEEN LUCY POWELL of the county of YORK widow, of the one part and THOMAS POWELL, of the city of Williamsburg SON of the said Lucy, surgeon of the other part. Witnesseth that for and in consideration of the natural affection which the said Lucy hath and doth bear to her said son Thomas and in consideration of the sum of five shillings by the said Thomas to the said Lucy in hand paid the receipt whereof is hereby acknowledged; the said LUCY POWELL Hath given, granted and surrendered and by these presents Do give grant and surrender unto the said Thomas Powell, his heirs and assigns, the lott and houses in the said city whereon the new dwelling house stands next house to Mr. Samuel SPURRS ; purchased by SEYMOUR POWELL deceased of his BROTHER BENJAMIN POWELL and devised by the said SEYMOUR to his WIFE the said LCUY for her life or widowhood and afterwards to HIS SON the said THOMAS POWELL in fee simple BY HIS LAST WILL AND TESTAMENT proved and recorded in James City County Court, and all the estate terms, right, title, interest, claim and demand whatsoever of her the said Lucy Powell of in and to the same or any part thereof with the appurtenances; TO HAVE AND TO HOLD the said lott of land and premises with the appurtenances unto the said Thomas Powell his heirs and assigns, to the only use and behoof of him, the said Thomas Powell his heirs and assigns for ever, so that neither she Lucy Powell nor any other person claiming under her at any time hereafter any estate right terms or interest in or to the said lott with the houses and appurtenances thereto belonging shall or may have or demands but shall be utterly barred and excluded there from.
