Witnesseth that they the sd. Isaac Washburn & Amelia his wife for and in consideration of the sum of Thirty pounds to them in hand paid the receipt whereof is hereby acknowledged they the said Isaac Washburn and Amelia his wife hath Granted bargeted and sold to the sd. John Stutler seighnor his heirs and assigns all that tract or parcel of Land lying and being in County aforesaid on a branch or drain of the west fork of the Monongalia river called rush run Quandom Washburns run Beginning at a white oak said to be a line tree of William Campbells running thence N 49o W 60 poles to a white oak thence S 55 W 30 p to a hickory thence N 65 W 38 poles thence S 19 W 72 poles to a W & red oake thence N 76 W 138 poles to the Beginning Containing in all thirty acres of Land together with all the ways watercourses profits advantages belonging or in anywise appurtaining & of every part and parcel thereof and all the estate right title interest claim and demand whatsoever of them the said Isaac Washburn & Amelia his wife of in and to the said Messuages & premises and every part thereof with the appurtenances unto the sd. John Stutler Seighnor his heirs and assigns to the only proper use & behoof of the said John Stutler his heirs and assigns forever & the sd. Isaac Washburn & Amelia his wife for themselves their heirs the sd. Messuage & premises & every part thereof against them their heirs and against all and every other parson & parsons whatsoever to the sd. John Stutler his heirs & assigns shall & will forever warrant & truly defend by these presents.
