Eggleston To: Richard A. Baker This deed made this the twelfth [12th] day of October in the Year of our Lord one thousand nine hundred and seventeen (1917) between Joseph A. Eggleston and Jennie C. Eggleston his wife of the first part and Richard A. Baker of the second part, all of the County of Monroe State of West Virginia. Witnessed that for and in consideration of the sum of twenty-five (25) hundred dollars thirteen (13) hundred dollars cash in hand paid by the party of the second part to the party of the first part; the receipt of which is hereby acknowledged by the party of the first part. The residue of the consideration is secured by three notes as bonds of four hundred dollars each due and payable with interest in one two and three years after date. First note due and payable Nov. 1st 1918; second note due and payable Nov. 1st 1919; third and last note due and payable Nov. 1st 1920. Now the party of the first part have bargained and sold and by these presents do grant bargain sell, and convey with covenants of General Warranty unto the party of the second part their heirs and assigns all of that piece or parcel of land situated in the County of Monroe and State of West Virginia and lying on the North side of Peters Mountain some five miles S.W. of Sweet Springs on the head waters of Dunlap’s Creek and adjoining the lands known as the Carrington lands and is in three separate tracts or parcels and contains by survey one hundred and two one-half acres be the same more or less. Tract No. 1 is bounded as follows: Beginning at two chestnut oaks on a ridge of the Mountain one line of the Carrington survey; leaving same S.60 E.36 poles to three chestnut oaks N. 93 E.80 poles to a bunch of lynns in a hollow N. 40 E. 122 poles to two chestnut oaks by a large rock N.30 W.15 poles to two Spanish oaks on the Carrington line and with same S.59 W.215 poles to the Beginning, 47-1/2 acres. Tract No. 2 containing same forty-one (41) acres be the same more or less, is in two separate surveys adjoining the lands of A.L. Wickline, John E. Wickline and others, and is bounded as follows: Beginning at a chestnut oak, S.61 W.65 poles thence S.17 E.108 poles to outside line with same N.61 E.30 poles to two ash corners thence N.2 W.121 poles to the beginning and is sufficient to contain thirty-two (32) acres and 114 poles also about eight acres lying above this thirty-two (32) acres and above the Clemens parcel or tract on the County land; Beginning at three chestnut oaks on side of the mountain N.73 E.58 poles to a bunch of lynns in a hollow corner to same and leaving same S.12 W.16 poles to a bunch of lynns in a hollow thence S.73 W. opposite to the County line 16 poles to the three chestnut oaks corner to the County land making in all about forty-one (41) acres be the same more or less. Tract No. 3 adjoining the above mentioned lands of Joseph A. Eggleston, A.L. Wickline and others and contains by survey fourteen (14) acres, and is described as follows: Beginning at the said Eggleston's lower S.W. corner, S.61 W.20 poles; thence [illegible] for road S.E.1 pole + 10 links N.61 E.8 poles; thence S.17 E.108 poles to outside line and with same N.61 E.20 poles to the said Jos. A. Eggleston's same line 108 poles to the Beginning containing fourteen (14) acres be the same more or less making a grand total of one hundred and two and on-half (102-1/2) acres and being the same lands that was conveyed to the said Joseph A. Eggleston by Mrs. Margaret Virginia Eggleston, and Mrs. Ella Hepler by deed and now of record in the proper office of said County in deed books No. 43 at page 62, No. 46 at page 565 to which deed reference is here made to have and to hold all and singular the above mentioned and described premises together with the appurtenances thereto belonging or in any wise appertaining forever. A vendor’s lien is hereby retained to secure the payment of the aforesaid purchase money notes.
