Ohio County Deed Book p.44 This indenture made and concluded upon this 13th day of December Anno Domini 1825 betweeen John RICHARDSON and Mary Ann his wife and Moses W. CHAPLINE all of the town of Wheeling and commonwealth of Virginia of the one part and Thomas WOODS of the same place of the other part Witnesseth that the said John Richardson and Mary Ann his wife and the said Moses W. Chapline for and in consideration of the sum of sixty four 43/100 dollars to them in hand paid by the said Thomas Woods the receipt whereof is hereby acknowledged have by these presents to give grant bargain sell release and forever quit claim unto the said Thomas Woods his heirs and assigns all their right title interest claims and demands whatever in stock much of the Lot number 4 in square...in the Town of Wheeling now owned and occupied by said John Richardson as is at present and now occupied by said Woods or his tenant and is now covered by the house of the said Woods in front and which house adjoins and is connected with the house of said Richardsons being so much of said Richardson's lot as is now covered by said Woods house in front and running back the same width the full depth of the said lot of the lot adjoining the same on the East at the back part to have and to hold the same to said Woods his heirs and assigns forever to the only proper use and ?? of said Woods his heirs and assigns and the said John Richardson for himself his heirs ??e does hereby covenant with the said Thomas Woods his heirs and assigns that the said John is seized in fee simple of said lot and the price of ground hereby conveyed, and that he hath good right and title to sell and disperse of the same, and that the said Woods his heirs or assigns shall not be destined in the p?? or ?? of the same by him said Richardson his wife his heirs or any person claiming or to claim by those or under him said Richardson or his heirs And the said Richardson for his heirs and ?? also convent with said Woods his heirs and assigns, that the said price of ground hereby sold and conveyed he will warrant and defend to said Woods his heirs and assigns forever, against the claim or claimes of all persons whatsoever, lawfully claiming or to claim or to ??the same. This covenant of warranty is only to extend to three feet ???inches of the ground hereby conveyed thought the intention of the deed is to convey all or so much of the lot as said Richardson as is convered by said Woods's house in front with the same width back the whole depth of said lot.
